1. Application of Ashland Development to rezone property located on the southwest side of Hillandale Road, 550' west of Lithonia Industrial Boulevard from R-100 to OD (conditional). The property has frontage of 1,023' on Hillandale Road, and contains 4.36 acres. The application is conditioned on the development of a self-storage facility.
2. Application of Phillips Brothers, Inc., to rezone property located on the south side of Covington Highway, 200' east of Klondike Road from C-1 to C-2 (conditional). The property has frontage of 404' and contains 2.86 acres. The application is conditioned on the development of an auto/truck repair facility based on a site plan and other conditions.
3. Application of Jack Phillips to rezone property located on the east side of Rogers Lake Road, 1,470' south of Scales Road from M to M2 (conditional). The property has frontage of 758' and contains 23.6 acres. The application is conditioned on the development of a wood recycling business with one point of access on Rogers Lake Road.
4. Application of Amburgy Properties, LLC to rezone property located on the southeast intersection of North Hairston Road and the Georgia Railroad from C-1 to C-2 (conditional). The property has frontage of 1,226' on North Hairston Road, and contains 7.56 acres. The application is conditioned on the development of a self-storage facility based on a site plan.
5. Application of Charlie W. Morton to rezone property located on the east side of River Road, 192' south of Cameron Hills Place from R-100 to R-75 (conditional). The property has frontage of 404' on River Road, and contains 30.1 acres. The application is conditioned on the development of a 59-lot subdivision based on a conceptual plan.
6. Application of Falling Water Investment, LTD., to change the name of Warriors Path to Kingswood Glen. Warriors Path begins on the southwest side of Flat Shoals Parkway and terminates 456' southwest of South River.
7. Application of Anthony Gordon to alter the conditions of zoning on property located on the south side of East Side Drive, 585' west of Pleasant Wood Drive. The property was zoned C-2 on 10/25/83 conditioned on use of the property for business offices and a storage lot for confiscated automobiles. This request is to delete the current conditions in order that the property may be used for a small grocery store, a future eating facility, and motor vehicle restoration in the rear yard.
8. Application of Norman Richie to rezone property located on the southwest side of Covington Highway across from the South Indian Creek Drive/Covington Highway intersection from R-75 to C-2 (conditional). The property has frontage of 100' and contains 1.02 acres. The application is conditioned to restrict the stockpiling of sand and gravel.
9. Application of Ashwood Development Company to rezone property located on the west side of Henderson Mill Road, 67' south of Briarcliff Way from R-100 to RM-100 (conditional) (1.26 acres) and RA-8 (conditional) (4.38 acres). The property has frontage of 509' on Henderson Mill Road, 422' on Briarcliff Way and contains 5.64 acres. The application is conditioned on the development of a 48-lot subdivision based on a site plan and other conditions.
10. Application of Berson and Simpson/Lodge Developments, Inc., to rezone property located on the northwest side of Peachtree Industrial Boulevard, 259' southwest of Green Industrial Way from M to C-2 (conditional). The property has frontage of 538' and contains 3.85 acres. The application is conditioned on the development of a motel and a list of conditions.
11. Application of Ashland Development to rezone property located on the southwest side of North Shallowford Road, across from the North Shallowford Road/Peachford Road intersection from RM-75 to OD (conditional). The property has frontage of 303' and contains 2.77 acres. The application is conditioned on the development of a self-storage facility.
12. Application of Ashford Green, LLC to alter the conditions of zoning as applied to property located at the southwest intersection of Ashford Dunwoody Road and Lake Hearn Drive. The property was zoned OI on April 22, 1980, with numerous conditions including a maximum 5-story building height, a 90' buffer on the west property line, and limitation on access and floor area. On September 23, 1986, the conditions were altered to add an additional building of 12 stories with 250,000 square feet of net rentable floor area, a reduction of parking standards and additional access. On August 13, 1991, the conditions were again altered to change the site plan and conditions based on a property exchange between Hartford and G.E. On March 24, 1992, the Board confirmed the previous alteration which established a maximum floor area of 715,000 net useable square feet and 2,145 parking spaces based on a site plan. This request is to modify the site plan to include a 194-room, 8-story hotel, relocation of the two 12-story office buildings and allow existing parking on the premises to satisfy the parking requirements for the hotel.
13. Application of Marion W. Hodges to rezone property located on the west side of Lanier Avenue, 447' south of Windsor Parkway from R-100 to R-75 (conditional). The property has frontage of 169' on Lanier Road, 243' on Ferdinand Avenue (unopened) and contains .92 acres. The application is conditioned on the development of a two-lot subdivision based on a plan.
15. Application of Janant J. Patel and Hermant J. Patel to rezone property located at the northeast intersection of Briarlake Road and Tristan Circle from R-100 to R-50 (conditional). The property has frontage of 791' on Briarlake Road, 247' on Tristan Circle, 60' on Ector Court, and contains 2.8 acres. The application is conditioned on the development of a 10-lot subdivision based on a site plan.
16. Application of Briarcliff North Ltd.,
to alter the conditions of zoning as applied to
property located on the south side of
Briarcliff Road, 350' east of Rosalind Drive. The property was zoned
RM-100 on May 23, 1978, subject to
conditions related to density, access and buffers of 30' along the
Congregational Church property and 60' along the backs of lots
located at 1769, 1759, and 1755 Rosalind drive. During construction
of the development in 1979 there were several undetected
encroachments into the 30' and 60' buffers. This request is to allow
the existing encroachments to remain as identified on the attached
"as-built" survey and described below:
1. Encroachment of Building 1840, if any, into 60-foot buffer along
Rosalind Drive;
2. Encroachment of Building 1850 into 60-foot buffer along Rosalind
Drive;
3. Encroachment of Building 1860 into 30-foot buffer along property
now or formerly owned by Central Congregational Church, Inc.;
4. Encroachment of Building 1870 into 30-foot buffer along property
now or formerly owned by Central Congregational Church, Inc.;
5. Encroachment of Building 1880 into 30-foot buffer along property
now or formerly owned by Central Congregational Church, Inc.;
6. Encroachment of Building 1890 into 30-foot buffer along property
now or formerly owned by Central Congregational Church, Inc.;
17. Application of AT&T Wireless PCS, Inc., to alter the conditions of zoning as appliedto property located on the south side of LaVista Road 252' east of Oak Grove Drive. The property was zoned C-1 on September 27, 1983, conditioned on use of a veternarian clinic based on a site plan, extra buffers and lighting. This request is to add the use of a wireless communications facility based on a site plan and other conditions.
18. Application of Jolly Development Corporation Inc., to rezone property located at the southwest intersection of Brockett Road and Brockett Walk from R-75 to R-A5 (conditional). The property has frontage of 130' on Brockett Road, 991' on Brockett Walk and contains 3.1 acres. The application is conditioned on the development of a 12-lot subdivision based on a site plan.
19. Application of Turner Road Church of Christ to rezone property located on the west side of Bouldercrest Road, 530' south of I-285 from C-2 to C-1 (conditional). The property has frontage of 158' and contains 6.87 acres. The application is conditioned on the subject tract being combined with the adjoining C-1 property for the development of a church facility with related activities.
